Question: What is the "cash-on-cash return" metric in multifamily investing? | Answer: Cash-on-cash return is a metric used in multifamily investing to measure the annual return an investor earns on the actual cash they invested. It is calculated by dividing the property’s annual pre-tax cash flow by the total cash invested. This helps investors see how efficiently their money is working for them compared to other investment options. Unlike overall return metrics, it focuses only on the cash portion, not on appreciation or loan paydown. In short, it tells an investor how much cash income they are receiving for every dollar of cash invested. |
